We were engaged by a long term client to gain approval for a 2-lot subdivision. The property was zoned LMR2-3 Low medium density residential (2 or 3 storey mix). This meant the property was eligible for subdivision down to 260 sqm lots. In this case 2 x 302 sqm lots were proposed. The application was lodged with Brisbane City Council for fast tracking via RiskSMART. The application was approved 6 weeks following lodgement.

This development required minor earthworks, a small road dedication and an upstream drainage pipe to be installed. Upstream drainage is a common requirement in Brisbane City Council for subdivisions and is required when the only option for the uphill property is to discharge stormwater through the site below.

Due to a number of reasons including market conditions, the developer did not proceed with the subdivision and the approval lapsed in 2019. We subsequently applied for a fresh approval and the development was approved for a second time in December 2019. The developer went on to successfully complete the project.
